For those of you who have already taken the plunge, or are thinking about opening your own business, you are painfully aware of the untold hours of planning that go into getting started. To some, it might have meant coming up with the perfect idea or product, to others finding a bank loan or partner to finance your dream.

Whether home-based, or a brick and mortar location you have worked day and night to get where you are today….and for all of the planning, strategizing, compromising, and juggling that have gone into your success, did you factor in a plan for business continuance?

As a business owner, you know many have come to depend on you for a product or service…your family, your employees, and your customers, to name a few. If you were to become permanently disabled, or die, would your business survive? Could your spouse or heir step in and maintain the same degree of success without you?

A well defined business continuance strategy can help immensely, in a time of potential chaos. Whether a sole proprietor, partnership, corporation, or LLC, a little foresight can help make the transition smoother. Let’s take a look at each:

SOLE PROPRIETOR

Did you know that:

Approximately 80% of all U.S businesses are sole proprietorships

All management responsibility rests with the sole proprietor

All property is owned and titled to the sole proprietor

All income and expenses are reported on individual income tax

The sole proprietor is individually liable for the actions of the business

Business ceases with the death of the owner

Unique Concerns

How to maintain cash flow

How to maximize personal take home

How to minimize overhead

How to attract and retain “key employees”

How to retire successfully

What happens to the business if the owner becomes disabled or dies

Options at Owner’s Death:

Liquidate the business

Manage by an executor

Transfer through a will

Sell to an employee or competitor

PARTNERSHIP

Did you know that:

Approximately 8% of all U.S businesses are partnerships

All management responsibility rests with the partners

All property is owned and titled to the partners

All income and expenses are reported on individual income tax

Partners are individually liable for the actions of the partnership

Business must be reorganized with the death of a partner

Unique Concerns

How to maintain cash flow

How to maximize personal take home

How to minimize overhead

How to attract and retain “key employees”

How to retire successfully

What happens to the business if a partner becomes disabled or dies

Options at Owner’s Death:

Liquidate the business

Sell out to heirs

Reorganize

CORPORATION

Did you know that:

Approximately 10% of all U.S businesses are corporations (C, S)

All management responsibility rests with the board of directors

All property is titled and owned by the corporation

All income and expenses are reported on corporate (C), personal (S)

Liability is limited to assets of the corporation

Stock is easily transferred at death of a shareholder

Unique Concerns

How to grow the value of the stock

How to avoid double taxation

How to maximize tax deductions

How to attract and retain “key employees”

How to retire successfully

What happens to the business if a shareholder becomes disabled or dies

Options at an Officer’s Death:

Accept heirs as co-owners

Take in outsiders who purchase the decedent’s interest

Sell out to heirs

Buy out the heirs

LIMITED LIABILITY COMPANY

Did you know that:

Approximately 2% of all U.S businesses are LLC’s

All management decisions rest with the members

All property is titled and owned by the LLC

All income and expenses are reported on individual returns

Liability is limited to assets of the company, not personal assets

Unique Concerns

What happens if a the business grows too much

An LLC allows for distribution of profits disproportionately

Some professions may be prohibited by their state from becoming an LLC

How to retire successfully

What happens to the business if a member becomes disabled or dies

Options at an Officer’s Death:

Liquidate

Reorganize

Sell out to heirs

Although each of these four entities has specific concerns, and there are many options, open to them, some of the most common include – Financing a Key Person, Buy-Sell Agreements, and the Executive Bonus (162). A brief summary follows…

Financing the replacement of a Key Person:

Pay for the search and training in cash

Establish a sinking fund

Borrow the money

Life insurance

Methods of Valuing a Key Employee:

Replacement cost method

Contribution to profits method

Multiple of compensation method

“Seat of the pants” method

Buy-Sell Agreement:

Owner creates a written plan for the transfer of their business, taking into consideration concerns for family, partners, members, board, and/or employees.

Through the use of life insurance, funds become available for the purchase of the business, by a third party, interested/capable of continuing business operations.

Executive Bonus (162):

Successful business owners want to move money out of their business account and put it in their personal account, in a tax favored way.

They also want to reward their best and brightest employees.

The executive bonus (162) plan allows for this and also to recruit, reward, retain and retire selected employees.

This is a plan where bonus dollars can be segregated and discrimination is allowed, at the owners discretion, for selected employees.

Sole proprietors, partnerships, corporations and LLC’s may choose to implement one or more of these same options. Each will have specific concerns, and anticipated results. If you are interested in learning more, please contact me through the Ocotillo Chamber website, or:

Wednesday, 25 August 2010 17:08 - Ten Tips for Networking

1. Networking is all about helping people. Helping your clients and referral partners achieve their goals is important. The best way to do this is to give them real help without conditions or expectations. This means you will sometimes give without getting back. Don’t count pennies and minutes—your goodwill will come back to you.

2. Learn about your referral partners’ services and how to spot leads for them. You must know enough about what your partners do to be truly effective. Review their materials and ask them to give you their client presentations. Ask them how they acquire clients, what their average client looks like, what the appropriate qualifying questions are, and, what is most important, how you can help them.

3. Don’t keep score. If you give a referral partner four leads and he gives you two after you have both made your best efforts, you have done what you set out to do. Treat your networking relationship as you would a friendship.

4. Realize that networking involves a sense of urgency and obligation. I know this is the opposite of No. 3. But for networking to work, you should actively try to help someone who has helped you. Go through your client lists, review the names in your Rolodex and don’t wait for the client with a flashing light that says, “I need a CPA” to walk through the door before thinking about making a referral.

5. Show your referral how your services may add value to his business. Explain how your services enhance the value of your referral’s practice by making his business process move more easily or more quickly or by enhancing his prestige and professional credibility. Position your services in a way that shows value to both the prospect and the networking contact.

6. Show gratitude and appreciation to your referral. If a contact provides you with a well-researched lead, thank her and take her to lunch. Remember to treat her like a friend.

Do:

Ask the referral source if the information he gave you is confidential.

Ask the RS if you can pursue the lead he gave you.

Ask the RS if you may cite her as the source of your information.

Call the contact who provided you with the lead and update him on your progress.

Show gratitude.

Help the RS in getting referrals.

Tell a contact when you can’t help her because of a conflict or prior obligation.

Don’t:

Share confidential information with the RS.

Don’t ask where the information comes from if the RS hesitates to disclose it.

Don’t share information provided by your RS with her competitors.

Don’t go around an RS to her boss when you want to share information.

Relationships are built between organizations, not companies. Let the RS have the credit for the lead.

7. Maintain the trust that making a referral involves. Making a professional referral requires a great deal of trust because what happens will ultimately reflect on you. Remember that if the situation does not work out, you will have two disappointed and unhappy people on your hands—the referral source and the client. Deliver high levels of service and follow-through, and always have realistic expectations.

8. Spend your time selling the services of your referral source. You are very credible in describing the services of people you trust. Use strong adjectives such as honest, skilled, etc., in doing so. Helping a networking partner to close a deal and sell his services is the biggest help you can offer.

9. Put the time in. As you reap, so shall you sow. Networking can be very effective, but it requires a sustained and consistent effort and must be nurtured over time. Keep in touch with your referral partner and always advise him of any changes or new products and services you might have.

10. Be selective about who you network with. This allows you to give your time both tactically and selflessly to working with these individuals. Pick the right partners, give the partnership a sincere and sustained effort, and don’t be afraid to make changes. Here are some questions to ask when choosing networking partners:

Who has sent me good leads in the past?

Who sells to the same people I do?

Who benefits from the same events and circumstances that I do?

Whom do my competitors successfully network with?

Whom can I help?

Who has asked me for help in the past?

Whom have I been able to help in the past?

Who wants to help me?

Who is really good at networking?

Monday, 23 August 2010 11:23 - It's Not Golf, But It's Getting There

It's Not Golf, But It's Getting There - www.NetworkingGolfEvents.com

Indoor simulators are more sophisticated than ever, but they still have their limitations

By JEFF NEUMAN

The game of golf has a lot to answer for: complex rules, white belts, high levels of frustration and profanity. But at least when you play, you're out in the elements, interacting with the natural world.

Unless you're not.

"The mainstream golf world doesn't grasp the idea that there are a lot of rounds of golf being played indoors," said Bill Bales, the founder and CEO of aboutGolf, one of several companies which design and manufacture golf simulators. "They don't count these rounds, but they're wearing golf shoes, using their clubs and balls, having a satisfying experience playing against each other and by themselves."

Brandon Sullivan for The Wall Street Journal
A simulator at www.CrosswoodsGolf.com in Chandler, Ariz. last week; It was 109 degrees outside.

Luke Donald is one of them. Currently ranked 10th in the Official World Golf Ranking, he lives in Chicago and put an aboutGolf simulator in his home a year ago. "I use it in the winter as a way to practice, simulate real golf and play some golf courses that we play on tour," he says. "You can work the ball left to right and right to left and it's very accurate."

That's a pretty good endorsement, and there are other signs of success: the sims are big in Korea and other parts of the Far East, for example. There is a residential market for those who, like Tour pro Mr. Donald, can afford the $50,000-60,000 price tag. But Mr. Bales and his fellow entrepreneurs also have their eye on driving ranges, golf shops, teaching pros, recreational centers, and the occasional bar and grill.

"I really think we can grow the game of golf beyond the circle of current golfers by creating this thing that is like the game outdoors, but you can do it at night, you can do it for an hour, you can do it without anyone behind you trying to hurry you along," says Mr. Bales.

Golf simulators have been around since the early 1970s. They were amusement park novelties, tucked in the back of a retail shop or in a forgotten corner of a golf center. Today, the technology has improved vastly.

"The hardest thing to do is to convince someone who played in a sim 15 years ago to come and check it out," said Ken Reynolds, whose company, EverGreens Golf, became an aboutGolf dealer after operating an indoor golf center. Those antediluvian machines featured grainy photos of a course projected onto a simple screen; you whacked a ball into the screen, a device measured the time it took for the ball to pass through two points, and after calculating and extrapolating, it told you your distance and transported you to your next location.

Today's most advanced simulators put you in a true 3-D environment, as though you've been transported physically into an ultra-high-def video game. Stereoscopic cameras are trained on the hitting zone, where they record club speed, ball speed, launch angle and all components of spin. The flight of the ball, projected into the virtual course in the time it takes the ball to hit the screen, replicates the shot that would result in the outside world with remarkable precision.

Full-swing simulators have to serve two distinctly different purposes: entertainment and performance. The entertainment side is on display at the indoor centers that are springing up around the country. For some, golf leagues have taken the place of bowling leagues for an evening's recreation; there are couples' leagues, skins games, match play, all on simulations of great courses around the world. Brad Lefebvre, Chief Development Officer for the Crosswoods Indoor Golf Centers in the Phoenix area, travels with a group of friends who use the simulators to familiarize themselves with places they're planning to play.

"I can bring a client in and we can play in two hours," says Mr. Lefebvre. His leagues attract golfers looking to avoid the blistering summer heat and occasional winter rains. "It's the first time in my business life I pray for bad weather."

But it's the performance side where things have changed the most. The old simulators were notorious for simplifying ball flight. The swing that gave you a big drive down the fairway indoors might produce a duck-hook on the course; the machines were useless for serious practice. Today, they provide all the feedback a golfer can handle, with angles and velocities for every shot.

Retailers have found them useful for club-fitting. More than 85% of all clubs are purchased at off-site retail outlets, in a process Mr. Bales calls "FMWAI," pronounced fim-way. It stands for Five Minutes With An Idiot. An accurate simulator will provide the necessary data for an accurate fitting, even when operated by a temporary employee at a chain store.

There's also teaching. "We had one kid who didn't hit the ball high enough to get out of chutes and over trees," says Dave Hollinger, men's golf coach at the University of Waterloo in Ontario. "He worked all winter on getting his ball flight right, and he reached the round of 16 at the U.S. Amateur Public Links championship, and finished seventh at the Canadian Amateur."

Then there's self-instruction, perhaps the biggest market of all. Only 10% of golfers take lessons, and if most golfers practice at all they must work on their own.

What do simulators do best? On full shots, they deliver a good measure of realism and accuracy. But roughly half the shots in a round of golf are played from within 50 yards of the hole, and it's here that the indoor game requires some large mental adjustments.

On touch shots like pitches and chips, golfers generally pick out a target visually and play the ball to that point. On a simulator, you have to play from information instead of what you see. If you're 30 yards from the green, you have to develop the feeling of hitting the ball 30 yards; it becomes a question of muscle memory rather than hand-eye coordination and judgment.

The putting elements have improved, but they call for a similar adjustment; you have to learn how softly to stroke an eight-foot putt towards a hole on a screen 25 feet away. The good thing is, we can all use more time practicing eight-foot putts, but it's difficult to hold onto that feeling when you go back outside and face a whole different set of sensory inputs.

No simulator can prepare a player for the variety of lies and ground conditions he'll find on the course. Every lie on an artificial mat is level; uphill, downhill, and sidehill lies require knowledge and practice you can't get indoors. Some simulators deduct distance for a shot out of thick rough, but that does little to help you learn how to hit it. The same goes for hitting from the sand.

Mr. Bales acknowledges these shortcomings, while enthusing about "trajectory physics" and "aero coefficients." On the company's test range, he is seeking "sub-millimeter accuracy in pinpointing the position of a ball in space. When we have all that data, then we'll have the Holy Grail of simulator accuracy."

How to Master the Art of Mingling

Not everyone’s a natural conversationalist. In fact, 93 percent of us self-identify as shy, says Susan RoAne, known as The Mingling Maven and best-selling author of How to Work a Room. Here are tips for entering a room of strangers and effectively working the room:

When entering a room, head for the dessert table. People who are contemplating calories will always talk to you.

Don’t approach two people in a conversation; opt for three or four people. It’s an easier number to approach and reduces the chance you’re interrupting a private or sensitive conversation.

Looking for an “in” to a conversation? Say, “Excuse me, may I join you?” It’s an elegant way of inserting yourself and no one’s ever said no.

Wear something people can connect with. Madeleine Albright always wore beautiful brooches, so people would start conversations about that.

And one tip from a SUCCESS editor: Before a social gathering, catch up with what your friends are doing on Facebook. With this information, you can easily strike up a conversation about mutual interests or their latest vacation. Something easy like, “I saw your vacation photos on Facebook—where in Mexico was that?” is a great way to get them talking about their favorite topic—themselves.

Tuesday, 06 July 2010 11:18 - A Healthy Way of Life is Just a Thought Away

First you think it, then you act it, then you become it. That’s an age old adage for change. The concept is that first you have to think about what you want. What do you want to accomplish in life? How do you want to be remembered? The second step is to practice doing that thing that you want. Fake it till you make it. Not lying, so to speak, but imagining what a person who is already that thing would do and doing it! Then the more you practice, the easier and easier that thing will be. You will eventually become that thought that originally crossed your mind.

I’m a weight management expert so how does this fit into living healthy? The first ingredient to living a healthy lifestyle is to love you! That sounds easy but a large number of chronic dieters do not love themselves. So to create a healthy lifestyle the first step is think that you love yourself. The next step is to act like you love yourself. Here are some tips:

Repeat in your head several times a day especially during meal time “I love myself”.

View food and exercise as a way of showing yourself love: a gift to your body.

View unhealthy foods not as treats but as unloving acts.

Keep healthy food available for meals and snacks.

Plan exercise as a part of your normal routine. Set an appointment and keep it just as you would a doctor appointment.

When repeating the mantra “I love myself” notice the little voice in your head that says “I would love myself if _______”. That little voice is telling you what you need to address.

I receive many emails from people that basically ask the same question: How can I keep myself motivated long term? This seems to be quite a common dilemma for many people so I want to address it because it can be done! Here are my tips for staying motivated:

Get motivated every day.
Zig Ziglar was once confronted about being a “motivational speaker.” The guy said to him, “You guys come and get people hyped up and then you leave and the motivation goes away. It doesn’t last, and then you have to get motivated again.” Zig reminded the gentleman that baths are the same way but we think it is a good idea to take a bath every day!

It is true that motivation doesn’t last. We have to renew it each and every day. That is okay. It doesn’t make motivation a bad thing. We simply have to realize that if we want to stay motivated over the long term, it is something we will have to apply to ourselves each and every day.

Have a vision for your life.
The root word of motivation is “motive.” The definition of motive is, “A reason to act.” This is the cognitive or rational side of motivation. It is your vision. You have to have a vision that is big enough to motivate you. If you are making $50,000 a year, it isn’t going to motivate you to set your goal at $52,000 a year. You just won’t get motivated for that because the reward isn’t enough. Maybe $70,000 a year would work for you. Set out a vision and a strategy for getting there. Have a plan and work the plan.

Fuel your passion.
Much of motivation is emotional. I don’t know quite how it works but I do know THAT it works. Emotion is a powerful force in getting us going. Passion is an emotion, so fuel your passion. “Well, I like to work on logic,” you may say. Great, now work on your passion. Set yourself on a course to have a consuming desire for your goal, whatever it is. Do whatever you can to feel the emotion and use it to your advantage!

Work hard enough to get results.
You can build on your motivation by getting results. The harder you work, the more results you will get and the more results you get, the more you will be motivated to get more. These things all build on one another. If you want to lose weight, then lose the first few pounds. When the belt moves to the next notch you will get fired up to get it to the notch beyond that!

Put good materials into your mind.
I can’t say this enough – listen to tapes. I still listen to tapes regularly. I buy tape clubs from other speakers and I learn and grow. Their successes motivate me to get my own successes! Read good books. Read books that teach you new ideas and skills. Read books that tell the stories of successful people. Buy them, read them, and get motivated! Buy great music and listen to it. I just did a spinning class at the club today. Whenever a good song came on I was actually able to get motivated to ride faster! It gets you going and motivates you!

That is okay. It is the cycle of life. When you aren’t clicking, plug away. When you are clicking, pour it on because momentum will help you get larger gains in a shorter period of time with less energy. That is the Momentum Equation! When you are feeling good about how your work is going, ride the momentum and get as much out of it as you can!

These are the top six ways to stay motivated:
Get motivated every day.

Have a vision for your life.

Fuel your passion.

Work hard enough to get results.

Put good materials into your mind.

Ride the momentum when it comes.

These are simple principles, that when you put them to work regularly, will change your life by keeping you motivated all the time! Get going!

Friday, 02 July 2010 16:38 - Refreshing Fix For Summer Heart Risk

Submitted by Jodi Stephens

I wanted to pass this article on to others who may not realize the dangers of not drinking enough water during these hot days of summer here in Arizona. Jafra is a support of the AHA Go Red for Women Campaign, and I feel it's good to share heart healthy awareness.

Article from Prevention Magazine July 2010

Downing enough water keeps your heart strong. Stay hydrated in the heat, with tips from cardiologist Arthur Agatston, MD.

Dr. Agatston Says: Your blood is 80% water; if you don’t replace what’s lost every day, blood thickens, forcing your heart to work harder and raising your risk of a heart attack.

As the year’s most oppressive weather descends upon us, I remind all my patients that staying properly hydrated is one of the simplest yet most effective measures they can take to protect their hearts. Unfortunately, hard-to-squash myths and misleading ads for energy drinks complicate and confuse a subject that should be neither. Let me sort it out for you:

Forget the 8 glasses rule. Even though it’s been popularized in the press, there’s no scientific basis for dinking eight 8-ounce of fluid daily. Sixty-four ounces way be too much for inactive people or far too little for those who exercise or work outdoors. Hydration needs can change daily and are highly individual. One easy, any time check of hydration levels is urine color. The darker it is, the more likely you’re dehydrated. It’s a more accurate measure of hydration that thirst.

Look for a 2-pound weight loss. To gauge if you’re adequately hydrated, the American Heart Association recommends weighing yourself after using the bathroom in the morning. If you’re 2 pounds less than normal, you’re likely dehydrated and should drink before doing anything vigorous.

Drink more above 70/70. When the temperature and humidity are both 70, you enter the dehydration danger zone, the AHA says, Sip frequently from a water bottle, and drink before, during, and after vigorous activity.

Stay Away from energy drinks. They contain large amounts of sugar and stimulants that can be counterproductive and dangerous. Researchers found that brands with caffeine and the amino acid taurine significantly raise blood pressure and heart rate; if you have hypertension or heart disease, avoid them.

Tuesday, 22 June 2010 16:27 - Women, Take Heart!

A deadly disease claiming the life of one women every minutes makes women everywhere see red.

By Lauri Dodd

She never suspected a thing. She never had any symptoms that would have warned her to be careful. True, 33-year-old Chafica Miles was busy, working long hours to make ends meet for herself and her 6 year-old daughter. But then, what single mother isn't? Stress had become a way of life, and exercise was a good way to keep it in check. So as soon as Miles got home that evening in June, she headed down to the basement to squeeze in a workout. Little did she know it was a night that would change her life forever.

Women tend to care for the others around them first, often forsaking their own healthcare needs.

Sometime afterward, Miles started experiencing chest pains and shortness of breath. And she instinctively knew her symptoms weren't related to her workout. She needed to get some help--quickly. She had a neighbor watch little Chantal. And, believe it or not, she drove herself to the hospital emergency room, something she now regrets and warns other women not to do.

It turns out that Miles needed immediate surgery to repair a hole in her heart the size of a silver dollar. Apparently she had lived her entire life without experiencing symptoms, and her condition had managed to elude doctors for more than three decades. She says she must have had a guardian angel watching over her.

In the blink of an eye, this young mother had been jolted into awareness of her own fragile condition. Both Miles and her doctors were amazed that someone so young with no risk factors could have such a diagnosis.

A Lot to Learn

Miles and her doctors had a sharp learning curve ahead of them. Not only can heart disease affect anyone at any age, but it can also strike without warning signs or symptoms. Heart disease is the No. 1 killer of women, as well as of men. In fact, cardivascular disease claims the lives of an estimated 460,000 women every year--a rate of nearly one death per minute. The problem is one of awareness, and because of that, women (and their healthcare providers) often miss the early warning signs that could potentially save their lives.

Accorinding to the American Heart Associaton, there are a few reasons doctors treat women differently than men when it comes to heart care. Amoung those are that most of the original research studies were conducted on men, and traditional diagnostic test may not be as accurate in women. So medical professionals have their work cut out for them.

Life for Miles has changed dramatically in the 16 years since that fateful summer evening. As a home-based business owner with JAFRA cosmetics, she was able to grow her business and make money through out her recovery. But, most important, she has been able to slow down and spend more quality time raising her daughter--and appreciate every precious moment to the fullest.

Looking back, Miles knows she was a ticking time bomb just waiting to go off, and she considers herself lucky to have a second change to get things right. "Now I make sure to take time out for myself-so I can be here longer for my daughter," Miles says.

Striking a Chord

Every year, hundreds of thousands of women like Miles find themselves facing a diagnosis of heart disease, and there seems to be a common denominator in a majority of the cases. Generally speaking, women tend to care for others around them first, often forsaking their own healthcare needs, or at least putting them on a back burner. Today, Miles reaches out to other women to warm them to slow down and care for themselves-to make time for their own better health and for regular checkups. The need for greater awareness prompted the American Heart Association in 2004 to step up its efforts to educate women about heart health with their Go Red for Women campaign.

The key to preventions of heart disease should really come as no surprise. The simple steps women need to take are not unlike those related to other diseases:

Modify your diet

Increase exercise

Find a friend or group to support you in your new lifestyle changes

It's always more fun to walk with a friend, and she'll help to keep you on track when the chocolate cravings stike.

Thankfully, word is getting out, but there is still much work to be done. Important advise from many survisiors is to listen to your body and trust your instincts. You know better than anyone when things aren't quite right. "Don't discount even the littlest thing," Miles says "because it could be a warning sign of something significant." And if you encounter a doctor who ignores your concerns, find a new doctor. Your life may depend on it.

Friday, 18 June 2010 13:13 - Foreclosure vs. Short Sale "Truth & Consequences"

There are some really scary and confusing things going on in the Real Estate world right now.

One of the biggest problems for frustrated and confused home owners is where to turn for help, and where to get straight and accurate answers. Many people in Arizona are under the impression that they can simply 'walk away' from their home that they owe way more on than what it is worth today, and not have the bank pursue them, because Arizona is a 'non-recourse' or 'non-deficiency' state. Or, if they do a 'Short Sale', that there is no recourse or future consequences involved, for the above mentioned reasons.

NOTHING COULD BE FURTHER FROM THE TRUTH!!

Yet people are selling homes based on misinformation. Some of this information comes from REALTORS, some comes from the media, and other comes from 'friends' and 'family' members. This is an area that is so important that only a qualified attorney can give proper advisement, along with that of a professional financial advisor.

If you, or someone you know, owes more on their home and does not know what to do, please have them call us!! We are CERTIFIED DISTRESSED PROPERTY EXPERTS!

Our certification as CDPE's set's us apart from other agents and REALTOR's. This desigation is held on average by only 1 out of 40 agents in the nation!! Think about that!
Out of all the agents you may encounter, in the whole country, you have about a one in forty chance of talking with someone who has the specific knowledge and expertise to properly guide you through the process of a legitimate short sale.

A short sale can be less damaging to a persons credit rating than a foreclosure.

There are specific programs offered by many banks, as well as government backed programs, that may be available to home owners that may offer them a variety of options to their current situation. It is important that owners know and understand these options. We are knowledgeable in this area, and would be happy to advise people on this subject. This is not a topic that people should take lightly. All options need to be pursued that are available to an owner. They need to understand what they are into, and what is expected of them.

With The Lucey Team at RE/MAX Achievers, we offer a comprehensive range of services and professionals to give the best possible guidance to people so that they fully understand their options in order to make the best possible decisions based on their current circumstances, as well as future consequences.

If you hold any type of Security Clearance, or any type of job that is in a position of authority, a Foreclosure could result in loss of employment, or Security Clearance. Many people are not aware of this fact. Many larger companies conduct routine credit checks on employees, especially Management level personnel. It is part of their HR deparments policy. If you have any questions about this practice, or think it could jeopardize your job, contact your HR department.

Only a competent attorney who specializes in Real Estate matters can give you proper advisement on the ramifications and possible consequences of a short sale versus Foreclosure. We have access to such professionals, and highly recommend that potential clients of ours seek counsel before proceeding with a short sale.

Financial professionals and tax professionals are the only people qualified to give you specific counsel and advisement on potential tax consequences, etc. We have such professionals available in our network and encourage all clients we counsel to seek advisement on these matters prior to proceeding with a short sale.

If your head is spinning now, it's o.k. We are here to help!

History of Father's Day Festival as seen today is not even a hundred years old. Thanks to the hard work and struggle of Ms Sonora Louise Smart Dodd of Washington that just as we have set aside Mother's Day to honor mothers we have a day to acknowledge the important role played by the father. However, some scholars opine that Father's Day history is much older than we actually believe it to be. They say that the custom of honoring dad's on a special day is over 4,000 years old.

Father's Day is a day to honour all the fathers for everything they did for their children. This is an occasion to express gratitude towards your dad for all his love and support. Father's Day is celebrated on different dates in different countries. Most countries like US, UK, Canada and India celebrate this festival on the third Sunday of June.

A Guide to Men’s Skin Care - Men’s Skin Care Concerns

Men’s skin is oilier and more acidic due to the male hormone, testosterone. As a result, men require products that are not overly greasy or drying, which help to counteract the overproduction of oil that stems from skin dryness.

While men’s skin is firmer due to higher levels of collagen, these levels decrease dramatically between the ages of 30 and 50, after which they stabilize. However, once the aging process starts, the skin rapidly loses its firmness and tone, causing deep wrinkles to form. Men require products that work to minimize the signs of aging and improve skin texture and tone. Sun protection is also important for men, because males are three times more likely to develop squamous cell skin cancer than females.

In addition to physiological differences, behavioral differences exist between men and women as well. For example, regular facial shaving causes a decrease in the skin’s natural moisture and leads to irritation, such as burning, stinging, and redness. Ingrown hairs are also a common problem for men.

Men’s Skin Care Needs

Confronted with these physiological and behavioral differences, as well as the daily stresses that cause dull, tired-looking skin, men require a skin care regimen that meets their specific needs.

Products that provide anti-friction properties for a close, clean shave are essential to diminishing irritation and chafing and delivering a smooth, comfortable shave. Hydration is key to also replenishing the skin’s natural moisture lost during shaving. Exfoliation is important to help with ingrown hairs and razor burn while shaving. Also necessary are fast-acting, post-shave balms with skin calming ingredients to help diminish razor burn and redness. Finally, a moisturizer with sunscreen ingredients protects the skin from sunburn while helping to reduce visible signs of fatigue, stress and aging.

Friday, 14 May 2010 11:25 - Vorwerk & JAFRA: Children's Villages

Vorwerk, JAFRA's parent company, is a proud sponsor of SOS Children's Villages. It's a charity dedicated to finding homes for orphaned and abandoned children throughout the world. They are currently supporting over 73,000 children in 132 countries, providing the necessities of life, education, family, medical care and hope for the future. As a member of the Vorwerk Corporation, the third largest direct selling company in the world, JAFRA is doing its part to support these children by donating a portion of their sales to the cause.

Donations have gone towards the building of three houses in the SOS Children's Village in Hyderabad, India and two houses in the SOS Children's Village of Moín in Costa Rica. Moreover, we were able to provide support for the children living in Vorwerk houses in Hyderabad up until the end of 2005. Since the beginning of 2006, the village has financed itself – mostly through local donations.

We have begun a new project with the objective to support the construction of a village in Quy Nhon, Vietnam. Houses will be planned in a simple, yet steady design and the village will be built according to ecological principles. A solar system, for example, will provide heat for warm water and lighting. Altogether, 14 houses will be built for 140 children. The project plans to have 14 SOS-mothers, 12 teachers and a number of administrative workers to take care of about 140 children around the clock.

When you support JAFRA, you will be supporting much more than a company, you will help build a village.

Wednesday, 05 May 2010 19:55 - All the More Reason to Buy Local

Again with the boycotts! As a native Arizonan, this is not the first time I’ve seen neighboring municipalities hit private business owners in the pocketbook in response to political action taken by our State. No matter which side of the hot-button legislation you may come down on, some once-trusted economic partners have your business in their sights. Fortunately, Arizona is brimming with small business owners who understand what it takes to be successful entrepreneurs; recognize opportunity in adversity.

One immediately impactful step that the business community can take is to shift their spending to local markets. Local First Arizona is a non profit organization working to strengthen communities and local economies through supporting, maintaining, and celebrating locally owned businesses throughout the state of Arizona.

Studies have shown that for every $100 spent in a locally owned business, roughly $42 remains right here in Arizona. For the same $100 spent in a national chain store, only $13 remains here. Among the multitude of reasons to buy local are these:

For every two jobs national retailers bring to a community, three jobs are lost as a result of local businesses closing down.

When you shop locally owned businesses, your money is re-circulated over and over and creates up to 75% more tax revenue to our community and state.

Independent businesses raise the standard of living in your community because they take their profits and buy products and services from other local businesses, thus creating more and more tax revenues needed for the community to thrive.

Millions of dollars of tax revenue subsidies handed to chains by financially-starved local governments drain even more tax revenue from our community and state.

Blighted empty shopping areas are created in your community when chain stores re-locate to a more lucrative shopping center, or leave altogether. Literally hundreds of big stores are abandoned each year across the United States.

Independent businesses are unique enterprises that contribute to the character of our community by offering a more diverse selection of goods and services.

Independent businesses provide meaningful service with a personal touch. It matters to them that you are satisfied and will come back again.

Carefully planned predatory pricing practices have allowed national chains to establish virtual monopolies as they drive local competition out of business. Once the competition is gone, they raise their prices.

So instead of hitting the road for an out-of-state destination this summer, consider exploring some of the jewels right here at home. Dine at neighborhood establishments, do your gift shopping at local boutiques, and keep an eye out for Arizona based merchants and vendors with whom you can build trading partnerships. The relationships we build, personally and professionally, will last long after the boycotts are over.

Referrals are one of the top ways to grow your business. But you already knew that I bet.

What you may not have realized is that you can exponentially increase the number of referrals you get, dramatically increasing your client base, by doing one simple thing - asking for referrals.

You see, for whatever reason, many small business people don't bother with referrals. Maybe they just assume their clients will pass along good words about them. Maybe they find asking for referrals uncomfortable. They hope to get referrals, of course, but they don't overtly do anything about it. So when a job is done, they just walk away, leaving half their dinner on the plate.

On the other side of the table, the client has his or her own concerns – and none of them have anything to do with helping to grow your business and get you more clients. But assuming that you've done good work and the client is satisfied with your performance, it's not that they don't want to help you out; it's that it never enters their minds... unless you ask them.

So do you want to get more clients? Then set aside your sqeamishness and force yourself to get in the habit of asking for a referral from every satisfied customer.

How to Get Over Your Fear of Asking for Referrals

Remember that most people like to help other people (if there is no negative cost to them).

Remind yourself that the worst that can happen is that the client says, "No". That's not too terrible, is it?

Make asking for a referral part of your project routine. With most projects, there's a last meeting with the client, a perfect time to ask for a referral.

Ask for a Referral Scripts

Remember, you're not making an Oscar acceptance speech here. When you ask for a referral, be sincere and direct. Say something such as,

"I'm really glad that you're pleased with my work. I'd really appreciate it if you'd pass my name along to anyone else you know who would be interested in _____________ (what you do). May I leave these extra business cards with you?"

Leaving extra business cards with a person makes it easier for them to pass your name and contact information to someone else.

Another variation on this script is to be even more direct and ask for names when you're asking for referrals. For instance, you might say:

"I'm really glad that you're pleased with my work. I'm always looking for referrals and wonder if you know anyone else who might be interested in _______ (what you do)."

Pause here and see what they say. Some people will offer some names. Some will say, "Yes, maybe," and not offer any further information. Some will say, "No", but at least you tried.

If they do offer names, take them down and ask the person if they mind if you contact the people directly or if they would prefer to pass your information along to them yourself. If they don't offer names, just as in the previous ask for a referral script, ask if you can leave some additional business cards with them that they can pass them along.

Tips for Asking for Referrals

Referrals should always be asked for face-to-face. It's not only more respectful of your clients but more successful. People will always be more likely to do something for someone else if the person is standing right in front of them. (It is acceptable to ask for referrals by email or phone if you work under conditions where face-to-face are not usual or very difficult. For instance, a website designer may create a website for a client on the other side of the country.)

If at all possible, never ask for a referral when presenting a bill.

The time that you're asking for referrals is also an excellent time to ask a client for a testimonial, a short written endorsement of your company and/or your work that you can use on your website if you have one and in your other marketing materials such as brochures. (Don't expect anyone to write a testimonial for you on the spot; either leave them a printed card or form that they can use or ask them to email it to you.)

-------------------------------------------------------------------------------------------

Referrals are such a great part of business. I just had to pass this information on to all of you. I hope you can us it.
